Although advertised as a B&B there wasn't really any decent breakfast - we were given a choice of cereal or toast that we had to help ourselves to. Definitely would not rely on this place in that regard. It is close to the train station and the beds were comfortable, plenty of towels provided. But the place was quite tacky, blingy and just a bed to sleep in rather than a welcoming home to have a holiday in. I was not impressed by the owners bothering us at 11pm at night to settle the bill when they gave us the wrong details and we couldn't even pay our deposit before arrival. The ensuite room is bright and spacious, the twin room is quite dark and dingy, but the beds were comfortable in both. There's also a friendly dog. The hallway smells of cigarettes somewhat as the owners use the porch to smoke in.

The DIRTIEST SCRUFFY PLACE I've ever come across. The food is disgusting. Only one bathroom. So have to queue up to get washed. AVOID LIKE THE PLAGUE. WIPE YOUR FEET ON THE WAY OUT. THE GARDENS FULL OF DOG EXCREMENT. I wouldn't let my dog stay in this place. Makes my skin crawl just thinking about it

I've not stopped at this place but after seeing the snobby lot on on tv I will defiantly be stopping ... well done Peter & Sharon

I stayed here for 6 weeks in between moving address, wasn’t B&B but was in one of the self contained rooms, was offered hot drinks whenever I came in, was offered meals etc even tho that wasn’t in the agreement of lodgings and when I moved out they moved my stuff, house is always warm (very) but best part was the friendliness of Peter and Sharon , I haven’t moved far and I genuinely consider them both as true friends that I will always pop in and see when passing, I honestly wish that I had parents like them. And I wish them both the best in the future. I didn’t read the rest of the comments on here before I posted mine so I’ll address them, yes there is a dog, it never walked thro my room to the patio even thought yes you can get thro that way, who goes to any b&b and leaves their door open anyway? No one. As for dog hairs in the breakfast, does a dog who’s apparently 7 stone and of old age suddenly sprout wings and jump up on the kitchen work surfaces? I came in drunk on a couple of occasions, it’s just I didn’t go in the kitchen and throw cooking oil everywhere and start stabbing the toaster, yes I have seen the video, apparently Peter set his dog on you, well until you learn how to act in other people’s premises , that’s what happens, I would of set my dog on you as well, if you was very lucky. Anyway great hosts unless you are in their home causing damage.

We had a one night stay at Kirkby Park Bed and Breakfast. But it was time enough to experience the hospitality that our hostess Sharon and Peter showed. They were extremely helpful and accommodating and made us feel at home right away. Without asking for it, coffee and cake were served. Their home was just open to us, we can only recommend this fantasy place. The location is perfect as a starting point for a football weekend in Liverpool 100% perfect
